How To Utilize Video Blogging for Real Estate

Video blogging is perfect for describing neighborhoods and communities.  When I first read the post from American Express on video blogging by Chris Brogan, I immediately thought, this is great info to revamp Real Pro’s, not just agents selling real estate but their counter parts in mortgage, insurance and title. YouTube is ginormous and video just keeps getting more and more desired.

The AMEX post described various tools of the trade, like the Zi8, iPhones and computer related programs ideal for video blogging. Me, I am still a fan of the FLIP. It’s true, they won’t be producing FLIPS any more, but get one anyway.  The FLIP is awesome, easy to use and can be mounted on a tripod.  I have had mine for 3 years and it still runs like a champ!  The video below provides a few tips to keep in mind when making your videos:

Many agents shy away from video blogging, worried about  how they will appear in the video. Start out slow with just a short introduction about a neighborhood or community where you enjoy selling. Keep your videos to less than three minutes, any longer than that and potential viewers will over look your video.

Chris Brogan referenced “The workflow” which, to me, translates to “The Plan”

Here’s a simple plan of action to follow with video blogging for real estate:

  • Determine where you’ll take your video – neighborhood, event, etc
  • Decide what settings you’ll capture – the park tennis courts, community pool, etc
  • Review what you’ll discuss in the video, practice a couple times
  • Don’t make the length of the video to long — no longer than 2 to 3 minutes
  • Record the video.
  • Edit the video (adding captions, transitions, etc).
  • Upload the video to YouTube
  • Publish the video on your blog/site or wherever you want it to go – must use embed code
  • Promote the video via social channels, to your e-mail list and to whoever else it should be promoted
  • Schedule video blogging using your CRM program

When you read the post on Mashable  How the Real Estate Industry is Using Social Media  you’ll see the statistics for YouTube are staggering. Many real estate professionals do not see the immediate benefit to video blogging just yet … but  they will.  The fact that “73% of homeowners stated, they would be more likely to list with a Realtor offering video”, makes me wonder why only 12% of the real estate industry have a YouTube channel.

Add Video blogging to your marketing plan

Here’s this Real Pro’s advice, make time to create a plan on how you will incorporate video blogging into your marketing mix. If you don’t have a YouTube channel, it’s time to step up one and of course it must be branded to your online identity. The Realtors New to the Game, Need a Game Plan

The Realtors who are most successful in today’s real estate  industry have a strategic plan that guides their efforts. In the post by By Tricia Andreassen, What Every New Agent Needs Right Out the Gate, she itemizes a  must do list for the Realtors new to the business that offers good information. I added  my two cents worth to Tricia’s list.

  1. Secure Your Domain. the Realtors who follow a plan will purchase a series of domain names that are identified in the geographic areas they plan to serve. There is a strategy with determining what domains will be used. The Realtors who first establish a well defined strategy will follow a road map to success.
  2. Make sure you have a web site that can grow with you. The Realtors who follow their strategic plan realize a community neighborhood oriented site will appeal to buyers, sellers and, in today’s real estate market, renters as well.
  3. Have your own IDX MLS Search tool. The Realtors who choose carefully will obtain a WordPress based site that has a strong IDX capability. Not just to search property, but provide MLS Statistics as well. Consumers want the ability to access  property values.
  4. Get to know Craig’slist. In addition to leveraging Craigslist, the Realtors who market effectively will also have complete profiles on Realtor.com, Trulia and Zillow. Leveraging the power of the Internet is a must for the Realtors who plan to master tech savvy real estate marketing.
  5. Connect with your sphere. The Realtors in today’s real estate industry realize there are multiple methods to make contact with not only their sphere, but with the folks who live in the neighborhoods and communities they choose to serve.
  6. Become the guru. The Realtors who develop a tight strategic plan to become their area’s Real PRO Community-Neighborhood Expert will have a desirable community based blog site, landing pages to capture visitors, and an effective well written email drip campaign that keeps them connected.

Many property managers offer a referral fee for management accounts. In this short sale environment there are countless money making opportunities in the rental market.

The Realtors new to the game mentor with seasoned agents

Without question, the Realtors new to the business who mentor with a seasoned agent, especially a seasoned listing agent, have opportunities to learn and earn. Assisting a seasoned pro, you are exposed to every facet of real estate transactions. Put yourself in the position to be a go person to help a busy agent,  not only can they teach the ropes but pay a percentage of sales where you assist.

Create a strategy, prepare an operating budget  and mentor with a seasoned Real PRO and you’ll be a player in the game in no time!

Who knows all this hoopla may institute changes that are beneficial to the Realtors who make aggregate sites even possible to exist. Syndication sites aren’t going away, but it seems brokers bold enough to make a stand will help make a shift for the better.

10 Ideas to Write Appealing Real Estate Blog Content

Content is abundant when you write about communities and neighborhoods.

The following was in a Twitter feed; “how many people can actually produce great content #myth #Retechchat“.   Great content is abundant to Realtors when they focus on their cities, communities, neighborhoods and YES even their state.  Quite frankly the content is endless and consumers are hungary for information. One of my favorite places to grab content is Scoop.It, a magazine like format that not only provides an abundance of content, but organizes it in a nice neat format.

Back in the day, Realtors marketing efforts were based on who they were, what they accomplished and how much they sold. The pendulum has swung to the other side and it’s the “all about them” mentality according to Michael Maher:

By the way, the book Michale Maher refers to is actually, “It’s Not about You” by Bob Burg and John David Mann. In my opinion this needs to be the new Realtor hand book, because it’s not about YOU when it comes to writing great content.  It’s about them,  write great content for consumers– buyers, sellers and now more than ever renters.

Following are just 10 ideas for real estate content:

  1. How have short sales and foreclosures impacted property values
  2. Renting after a short sale or foreclosure
  3. Great places for brunch near Your community
  4. Attended town meeting and learned . . .
  5. How you  file a tax dispute
  6. Do you qualify for refinancing even though your upside down
  7. How is credit impacted from a short sale
  8. Staging your home to show and sell
  9. When can you buy again after a short sale
  10. Why a four point inspection helps seal the sale

One of my favorite places to grab content is Scoop.It, a magazine like format that not only provides an abundance of content, but organizes it in a nice neat format.

These are just 10 quick ideas, but when you create an editorial calendar to blog once a week, you’ll learn there are actually hundreds of ideas when you focus on being a community/neighborhood expert. Buyers want lifestyle information and it’s not just statistics they’re looking for to evaluate neighborhoods and over used. Lori Bee’s blog site is an example of a Realtor serving her community. If I were to make a suggestion to Lori, it would be to add video to every community she mentions. YouTube is another excellent content generator and a fabulous marketing tool. When you write great content about cities, communities and neighborhoods, sellers have more confidence that you have knowledge about where their property is located.

 

Blog sites are fast becoming the hub of a Realtors business, it’s the ultimate communication tool. From your blog site you can feed from YouTube, Facebook and any other social media. You can email blog posts to your database, feature them on Facebook, Google+ and Twitter. You can Digg blog posts, Stumbl them and now even scoop them with Scoop.It — you get my drift? Blog sites are so much more powerful than a static website could ever dream of being.

What ever you do, don’t hire someone to write content for you. It’s okay to hire someone to help you, but nix  blog services to write generic content that dosen’t emulate who you are, what you think or how you help serve your community. Bite the bullet, get your game on and make the decision that you can write excellent content about the communities you serve.

Marketing property with a QR Code is one of the most effective ways of providing property information. The QR Code is scanned from a sign rider, which then loads the individual site for that particular property. The page can include all the property details, photos and visual tour. It can also have a button to search more properties, but of course, after they provide their contact information.

What is a lead?

Folks in neighborhoods where you are selling, whether they’re moving in or moving out, I am positive will identify with what’s stated in this poignant video. YOU the Real PRO must decide, what is a lead to you?

The message is powerful for real estate professionals. Much of the communications I see coming from agents are not created in a caring way to appeal to people who need and want help from a Real PRO. They really don’t stop to think “what is a lead” and that every lead they seek, is a person, maybe two, maybe a complete household. The real estate industry is changing by the minute, but one constant remains, real estate professionals were always meant to serve the people. By the end of this post, my hope is, you will really be contemplating, what is a lead?

When I aligned myself with with Verified Professional Agent, it heightened my awareness of service, reputation and credibility. I started thinking deeply, what is a lead, especially after I saw the video for the first time. Technology, as amazing as it is, has put a damper on the concept of serving one’s community. Serving one’s community as the neighborhood expert means knowing the neighbors and engaging with them on and offline. Yes we are in the business of real estate, but we are also witness to the joy of a new home and the sorrow of selling homes short or worse yet foreclosing and being forced to rent. My skin crawls when I hear agents say, “there’s no money in rentals.”

It’s a caring individual who will bend over backwards to help a “neighbor” in despair. If you are not passionate about the real estate business and serving the people, here’s my recommendation, get the hell out. It’s imperative to make it about them and not about you, when your a true blue real estate professional. The neighbors need to matter, whether they’re moving in or moving out, love that YOU can be the go-to-PRO that helps them make sense of it all.

Today think, what is a lead? Ponder, what is a lead to you.

Listing Presentation With an iPad

iPadPresenting your marketing plan on an iPad sounds really cool and high tech, but it’s a bit more difficult than it seems. Many times listing presentations are with two people, the sleek iPad has a limited viewing area making it difficult for everyone to see.

Using an iPad requires practice, practice, practice not just remembering your dialogue but, swiping while you speak, kinda like chewing gum and rubbing your head at the same time theory.

The other factor to consider, technology does not always cooperate, so keep links to a minimum just in case there is no Internet connection.

Am I saying not to use an iPad for your listing presentations, not at all. I am saying, don’t have three thumbs to present, not only do the folks need to see what you’re presenting, you need to be able to follow along as well. If you can present on an iPad as well as Howard Chung, in the video below, by all means go for it, present away with your iPad.

An iPad is getting more and more affordable

The Apple Store has the latest greatest iPad 2, starting at about $5oo, like most technology the price of an  iPad keeps eking down as they become main stream. Of course a white iPad is more expensive then a black iPad, which oh by the way will be covered in a case anyway, so I’m not too sure about the extra couple hundred bucks.

There is no question that iPads are an amazing piece of technology. The iPad 2 is just 0.34 inch thin and weighs as little as 1.33 pounds, and makes surfing the web, checking email, watching movies, and reading books super easy. But when it comes to doing your listing presentation with your iPad, just be sure you you can swipe to beat the band and see side ways.

Creating an Intro for YouTube Video

videoI am the first to admit I am “tech savvy know how, not necessarily know do” so when I embarked upon this project of creating an intro video for my YouTube videos,  it was truly as a “time factor” experiment. I searched YouTube for an instruction video to show me the ropes, that in itself was a painful endeavor. I learned there are many wannabee boring  instructors and some are worse than others. I finally found a video by a kid who sounds about 14 years old. He went so fast, I had to pause and follow his instructions, step by step. Mind you, places he suggested to download loops had changed since he had made the video. It was like finding a needle in a haystack.

Finally, I complete the 15 second video and realize, my 14 year old (who yawned twice, while making the video) neglected to advise how to attach the intro video to my existing YouTube videos. Back to search; How To Attach Intro video to a YouTube video. Once again sifting through the wannabees and finally finding a “mommy” who made some sense and didn’t have a 20 minute epic that sends your eyes rolling to the back of your head.

Back to Windows Movie Maker I go, only to find out I did not save the intro video in the correct movie maker format. Okay, finally I have the correct format. After hours of futile frustration I now have my intro video, with music, attached to my YouTube video, but honestly  my brain was on total over load. Yes, I fumbled through and have a fairly decent end result, but quite frankly, I’d would rather hire a pro. I doubt I can go back and recreate the whole process with out viewing the help videos again because there are just so many steps and quite frankly I can’t remember most of them.
